How to Spot a Good Deal

Now, on with today's lesson.

One of the things that we discussed was how to spot a good deal.
And I can tell you that this is one of the easiest things to do.

There are certain things that you are looking for in a lead in
order to know if the lead can be a potential deal or not.

For instance, when I look at a lead I am looking for physically
distressed properties. The reason for me looking at distressed
properties is because these types of properties usually makes
good deals. 
 
I'm also looking to see if the property has equity.  This one is a given. 
If the property has some equity  in it, then I will be more than likely to
get a better deal.

In addition to that, I also want to know if the price is lower than
the assessed value.  And finally, I want to know if the seller is
truly motivated.

Once I have this information I can determine if I can potentially
get a deal or not.
