Hey Guys,

Over the past several weeks I have been really swamped in my house flipping business. A lot of it has to do with some of the new things that I’ve been trying out. I’ve come up with some new strategies that have been increasing my real estate profits like CRAY-Z. Now I need your help!

Here’s the deal! A lot of you guys have been sending emails asking questions on how to automate your businesses to buy real estate in your local area, or out of state. You guys were also sending me emails on how to find discount properties online and sell them fast. What I would like to know is what are you guys looking for in your real estate businesses? What would be the perfect system for you?

  1. If I came up with a property I would like to leverage your buyer’s list of course there will be some room for you to make money, Win, Win!$! I get deals sent to me by wholesalers all the time if I could sell them quick we all can profit. Money sure like momentum…

    What I think would be a great system would be to have the ability to make offers on houses ( in my area to start ) that already have a contractors quote ( so as to know what to offer ) and then be able to get it under contract, list the property for sale through different avenues of marketing, have buyers sign the agreement to buy the property, get the down payment checks to the title co. and show up at closing to collect the profits. I think it would also be great to be able to have a project manager dealing with contractors, as this can be very time consuming for an investor, the project manager would then give me updates on what is going on with a given project. I would also like to have a GOOD property manager take care of getting properties leased out and making sure property inspections are getting done, so that 1-2yrs later you are not walking into a complete disaster when a property goes vacant.

    Obviously for this to happen and have all of these types of team members in place you need money, so we would need to have access to funds to do many deals quickly, which in turn will help out with vacancies when they occur. I know for me, if a property goes vacant, I need to carry that mortgage, while if I had many rental properties, the CF from those properties could cover that mortgage while it is vacant.

    I guess for me the perfect situation would be to have a great source of cash to do deals, a trustworthy and reliable project manager, a good property manager. This would allow me to concentrate on finding deals, finding buyers for wholesale deals, and making sure that the business is running correctly, not dealing with contractors, tenants, and all the other extremely annoying parts of this business.

  3. hey how do you get 22k closing cost & down payment when you only have 5k on a 550k house for 200k ?
